What’s in the Works

The Quartz District is envisioned as a multi-use development to include office, retail and residential uses. The commercial uses are envisioned as a walkable neighborhood center for all of the surrounding residential, and its urban, pedestrian-oriented character will distinguish it from nearby suburban shopping centers. A focus on experiential retail and placemaking will create a lively hub within the overall neighborhood.

What’s There Now

The 145 acre site is currently undeveloped land at the intersection of Prince William Parkway and Minnieville Road.

What’s Happening Next

The project rezoning application has been submitted and the Dale City Small Area Plan process is beginning. The development team is awaiting Prince William County staff comments on the application and feed back from the Small Area Plan process before responding with a second submission.

Office located within the commercial core will benefit from the open space and retail amenities providing employers a unique setting to attract and retain talent.

A mix of residential product types designed with a focus on pedestrian connectivity and open space.
 
PUBLIC USE SITE
A portion of the property will be dedicated to Prince William County for public use.

  • Dale City Small Area Plan – The Dale City Small Area Plan is unique because it is refining several recent studies. The Dale City Sustainable Design Assessment Team and the Dale City Transportation and Land Use Connections grant projects have been recently completed. Each of these studies included public and stakeholder outreach in order to develop recommendations on how to maximize and improve existing communities in Dale City. A small area plan offers an opportunity to revisit and synthesize existing plans and studies and consolidate them into a small area plan with a single vision and implementation plan.
